咨询公司KPMG的房价预测显示,到2025年6月,墨尔本的房屋中位价格可能会达到1024495澳元。这意味着,在短短两年内,墨尔本有近70个区的房屋房价突破100万澳元。
据《先驱太阳报》报道,如果是根据PropTrack数据,预计在同样的时间内,墨尔本将有68个区的房价超过7位数。Ringwood East预计在不到两年的时间内,其房屋中位价将增加173755澳元,达到预计的1167321澳元。
而东北部的Briar Hill、Diamond Creek和Greensborough等地的房价也预计会有大幅增长,中位价超过100万澳元。KPMG首席经济学家Brendan Rynne表示,这些预测是基于一系列可能继续推高房价的因素,包括住房供应不足。
“尽管利率较高,但供应受限可能会在短期内主导影响房价的因素,并导致价格继续上涨。”其他影响因素包括由于移民增加导致的需求增加、预计2025财年的利率下降、可能放松的贷款条件、由于租金上涨更多租户寻找购买房屋的机会,以及外国投资者的需求。
在墨尔本西区,West Footscray的房价可能会在明年就飞速超过100万澳元,并在2025年中期达到预计的1159897澳元。此前,PropTrack数据显示,墨尔本的房价在9月份加速增长,这使该城市自2022年以来首次实现正增长。
但对于现有房主来说,这是个好消息,对于注重可负担性的首次购房者来说,这又是一个打击。预计价格上涨将只有Melton、Melton South和Coolaroo的房屋中位价格低于州政府当前的60万澳元的免除印花税费用的上限。
在当前的75万澳元印花税减免阈值和1万澳元的首次购房者补贴下,只有不到10%的区对首次购房者是可达的。Mortgage Choice经纪人David Thurmond表示,要负担得起60万澳元房屋的首付,购房者需要年收入至少7.5万至8万澳元。
